I drove across Nebraska four times between Wisconsin and California and I don't remember
one lake or one river...all I remember is flat corn fields...500 miles of flat corn fields.

Sounds about right. The rivers aren't rivers, they're highly trafficked highways. But no one thinks of Alaska as a state -- it's like New Mexico that way. If mvscal meant the Lower 48, he's still wrong, but it's no big deal.

St.Pete is a good start. The "south" ends around Gainesville. Before we moved to the Fort Myers area we looked at places like Sarasota, Bradenton, and Venice. St. Pete is a bit too urban for me. Venice is nice small town feel to it. Summer temperatures in SW FL never get above 99ºF and with AC and a pool, you'd be good. "Winters" with no snow/ice etc. are great.

Not sure what you mean here. Are you saying it isn’t a good time to be selling in metro areas? If so, ok. But if you are selling in more rural areas it is a sellers market. People want out of the large metro areas.

We are in the market to purchase in the Beaver Creek area and prices are climbing daily.

As for CR it is just fine. Stay out of the major cities and it is safe. Plenty of expat communities. And you can live the high life on a retirement salary.
