When we bought our house the listing agent was a friend of ours, the sellers were a little more than aquantences, but not close friends and the cirumstances were right where we didn't bring in another realtor. It all worked out well for everyone, she kept the whole commission, we got a good deal, they got out of the house without being nickle & dimed. He also left me a good deal of booze in the bar downstairs and a couple of six packs of beer & champagne in the fridge.

We weren't actually looking to buy a house at the time, but we ended up buying it anyway. She did take us to several other houses in the 2 areas that we would want to live in, just so we could have a good comparison.

And quite frankly, if I were considering a purchase of that magnitude I would not be represented by a realtor, I’d have an attorney experienced in real estate transactions. Just my 3 cents worth.

Heaven forbid you use someone who spends all day every day dealing with real estate transactions, and has probably completed more transactions in the last year than the attorney has in his life.

I was addressing Indy’s particular situation. I was in no way suggesting that anyone wanting to purchase a home should hire an attorney rather than working with a realtor.

He’s already been dealing with a real estate agent. The agent certainly could have already shown him other properties in that price range. But Indy has his heart set on this house, and suggested that it might not be the best situation having his realtor friend representing both sides.

At that point he has settled on the property he wants to buy, it's just a matter of going through the process. You do realize that as the closing date approaches, the real estate agent might not demand changes to contract terms or conditions that could derail a closing, even though it might better protect you legally and financially.

There are attorneys that specialize in real estate transactions, and they have no vested interests in completing a real estate transaction. Their job is to represent and protect your interests. Period. It's certainly not a bad option for Indy, given his present circumstances.

We live in a neighborhood where it is divided into three sections and our section happens to be the higher-end of the entire subdivision. There are better homes built there, but our home that we built could've was a model that was built in all 3 sections of the subdivision. We paid about $4000 more because of a higher elevated lot and "location". Normally, you would think that is silly since the subdivision is no more than a square mile, but our part of the neighborhood actually has a quicker access to two of the main roads that lead to the expressways. The value in our section has actually increased at a more rapid pace than the other two sections because of the development around the entrance of these two main roads. Fucking ponderous to me since we're splitting hairs here, but now I am glad we did pay a premium for the lot and house.
