Flagstaff or ABQ. I'm sure all 3 offer real estate substantaily cheaper than Cali.
You won't need to worry bout the heat and housing is probably pretty affordable.
Plus there's a really big hole in the ground there you lefties can scream into the second Wednesday of every other November (after they take a poll that actually matters).
Sell the house in del mar(?) and buy it (or one just like it) back in five years at 60% and keep the differance.

No way Del Mar housing prices dip 40% in 5 years.
The housing market is a roller coaster, and we're heading downslope. How steep that slope is no one knows, but desirable high value home areas will not decline that much.
Case in point: Friend of mine bought a house in Santa Clarita 15 years ago for $185,000. He dropped $50,000 into it on upgrades by adding a second level. After the Northridge Earthquake, he bailed out. The price he got for his house? $265,000. He wasn't real happy, but....
Here we are 11 years later and that same house is now selling for $650,000. Because of its location and size it is a highly desirable home, and it will remain so because it is close to the area job market without being in a city atmosphere.

Flagstaff is a great place. Since I telecommute most of the time anyway, I really should move there.

All housing in SD county is inflated by 30% to 50%.
The same shit happened in the 90s, once people get pissed enough that we get large scale housing construction, prices will drop back to 2001 prices at least.

You're talking about a 40% to 50% drop. I can see some drop in prices but not that much. Even at 50% I'd still be ahead since I bought in '99, though.

If you bought in 99, you'd be ahead at 10% considering the inflation since then.
Bottom line, now is the time to sell if you ever are.
In three years, you'll be on the downturn.

San Diego proper is built out, which is why southern Riverside and desert communities are being targeted.
Neighbors of mine sold their shitty little escondido house 5 years ago for $450,000 and bought twice the house here in a safe private lake community for $300,000. Now their house is worth more than the SD house, and it won't decline. More people, very few private lakes.

BTW, the desert communities outside SD county proper would be a good mid to long term investment right about now.

Funny that he is a burden to his company and has his philosophy. He's as bad as those nig gers he despises.
What I really can't stand about the butthead is that for I don't know how many umpteen times, I read his little charts and whatnot. But they are just raw numbers. None of his data are ever actually adjusted for todays real inflationary trends, and expenses and costs in various areas that used to be quite mininal and held in check, under better presidents, and better times.

I'll stick right where I am.
An acre of property in what used to be the sticks but is a lot closer to town and the coast than your desert communities, and has appreciated less than most of the rest of the county, will hold its value a lot better than some packed in suburb in Vista or Rancho Penasquitos where you can literally reach out and touch your neighbor and the fuckin' gangs are moving in.

Some of the higher elevations aren't bad, like tehachapi, but Lancaster and Palmdale have never been my fave. I have to drive thru there several times a year. It's always freaking windy as hell there, and it seems liek there's nothing but strip malls, apartments and houses everywhere and no real center of town.
