Re: debt
As far as the debt topic, what n one has mentioned is that people may feel more comfortable taking on debt today than they did a year ago, two years ago, or four years ago.
This certainly applies for the Seaters. We recently purchased a condo for my in-laws. We also purchased a place in CO. No way we would have made either purchase in 2008 or 2012 or even 2016. But the economy in our area is humming along, the business is expanding and the future is bright.
When you feel comfortable, it is easier to take on more debt.

Your net worth is in the black, right?LS wrote:When you feel comfortable, it is easier to take on more debt.
How much "debt" are you really in?
I think many folks are taking on debt because they have to.
Or at least they have to in order to maintain a lifestyle that they consider to be suitably comfortable.

My net worth has zero to do with our decisions. We feel comfortable with our jobs and the direction of the economy and made choices based on that.
Decisions we weren’t comfortable making even a few years ago.

The South’s Economy Is Falling Behind: ‘All of a Sudden the Money Stops Flowing’
Look! Conservative news source! VVV
https://www.wsj.com/articles/the-souths ... ge=1&pos=2
Now fuck offNATCHEZ, Miss.—The American South spent much of the past century trying to overcome its position as the country’s poorest and least-developed region, with considerable success: By the 2009 recession it had nearly caught up economically with its northern and western neighbors.
That trend has now reversed. Since 2009, the South’s convergence has turned to divergence, as the region recorded the country’s slowest growth in output and wages, the lowest labor-force participation rate and the highest unemployment rate.
Behind the reversal: The policies that drove the region’s catch-up—relatively low taxes and low wages that attracted factories and blue-collar jobs—have proven inadequate in an expanding economy where the forces of globalization favor cities with concentrations of capital and educated workers.
“Those policies worked before, then they became fundamental constraints on the [South’s] long-term growth,” said Richard Florida, an urbanization expert at the University of Toronto.
To diversify and lure manufacturing, southern states, starting with Arkansas in 1947, began passing right-to-work laws that weakened unions and kept taxes lower than in the wealthier North. And they spent less, especially on education: an average of $1,869 per student in 2009 dollars, in 1960, compared with $2,741 nationwide, according to the Education Department. In part, this reflected the long shadow of slavery. In the Jim Crow era white taxpayers and politicians resisted spending that benefited blacks, according to historians.

Dude, the labor force participation rate plummeted in 2001 and it has never come back up.
A lot of common folks are hurting and are taking on debt to scrape by.
The fed shows massive deficits and interest rates that have been grotesquely suppressed for a freaking decade.
Wtf?
This is not healthy.
This "great economy" is a farce.

I never said anything about designer bags, glasses, new cars, etc.
"Maintain a lifestyle" can also mean that you go into debt so that you can keep your 2008 Ford Focus operating, and not have to walk to both of the two jobs you desperately need to hang on to.
Or you go into debt to pay your $800 a month rent so that you don't have to move back in with mom and dad.
The bottom line is that the last time we saw this level of debt, the U.S. financial system imploded.
Not the debt problem is much worse than it was then.
So yeah...

Yeah an 11 year old Ford Focus and not living with Mom and Dad is a long way from maintaining a lifestyle that is considered to be suitably comfortable.
One day your financial predictions/dreams will come true, but that day is likely a long time off.

Only 41% of American adults reported having enough money in the bank to cover an unexpected expense of $500.
https://money.cnn.com/2017/01/12/pf/ame ... index.html
The "Ford Focus" and "fear of having to move in with mom and dad" encompasses a lot more people than "designer bags, new cars, etc."
You are out of touch and frankly not real smart.

Empire State manufacturing index posts largest-ever drop into negative territory in June
The numbers: The New York Fed’s Empire State business conditions index took a sharp turn for the worse in
June, falling into negative territory for the first time in more than two years.
The Empire State manufacturing index plummeted 26.4 points to negative 8.6 in June, the New York Fed said Monday.
That’s a record decline...
What happened: There was broad-based weakness in the report. A key metric, the new-orders index, sank
21.7 points to -12 in June. Shipments fell 6.6 points to 9.7...
