A single family place that isn't a POS shouldn't take up much of your time, assuming you have a decent tenant.
that's why you hire a property manager to take care of shit like that.....he's going to earn his 7-8% by screening tenants, taking care of the place when troubles arise, etc.smackaholic wrote:

Any place can see rain fall at 4 inches per hour....for 5 minutes. Anywhere along the gulf coast, it can do it for 5 hours straight. It is absolutely amazing how much moisture can boil off that big hot tub. Imagine the flooding you'd have if there was much in the way of terrain.
