A single family place that isn't a POS shouldn't take up much of your time, assuming you have a decent tenant.

that's why you hire a property manager to take care of shit like that.....he's going to earn his 7-8% by screening tenants, taking care of the place when troubles arise, etc.
if you want a great tenant, do this.....give them first right of refusal on the house if and when you decide to sell it.....tell them you'll apply 10% of their total rent toward the purchase of the house (up to a certain limit)
that's the incentive for the tenants to take care of the place because they might eventually own it

Good thing Lefty moved out of Houston or we'd be calling him Wet Seater.

Already pretty ironic that we call him Lefty.

Any place can see rain fall at 4 inches per hour....for 5 minutes. Anywhere along the gulf coast, it can do it for 5 hours straight. It is absolutely amazing how much moisture can boil off that big hot tub. Imagine the flooding you'd have if there was much in the way of terrain. Can you say flash flood?

I can imagine it and it happened last Memorial Day and friends of ours lost family members when the River flood warning system failed in Wimberley. The kicker is it wasn't raining anywhere near their place.

Amazing...some of the things that stick in your memory over the years, but that story still makes me cringe.
