How much should you tip at a bed & breakfast?

How much should you tip at a bed & breakfast?
I recently booked a one night stay at a B&B up in Jerome. Trying to earn some brownie points with the GF. Anyway, I've never stayed at a B&B before, but I assume it's customary to leave a tip, considering they make you breakfast in the morning. What do you guys think is an appropriate tip to leave? The room is $120.

A) If it's owner operated, nothing (except for employees like waiters, housecleaning etc.). A lot of B&Bs have a no tipping policy for that reason.
B) If not, 15-20%.
