Just got the opportunity to buy the house i grew up in..

my parents bought it in 90 for 21k
i remember helping my dad put a new roof on it...a front and back porch as well as new windows...carpet and ripping out a few walls.
dad put a ton of work into this house..the first house my parents bought. My sister and her husband moved in to it in 98 i think? and bought it from my folks for 38k...soon after they got divorced and my ex bro in law didnt give a shit about the house..so he didnt make a payment and got re-possessed(sp?) a few years later after he matured up a little he was able to buy it again from the bank for 44k..he's been living in it for 7 yrs and has done ALOT of really good work to it.
At my nephew's bday part a month ago he was talking about possibly selling it..i told him i'd be interested if the price was right (This will be a first time purchase for me). He said for me..he'd sell it for 48.6..what he paid plus a few bucks for what he's put in it (new hardwood floors, carpet, as well as turning the garage into a den/4th bedroom).
Any of you guys ever have the opportunity in buying the house you grew up in? Or if given the opportunity, would you?
Quick question as well (may be a dumb question)...i know as a first time buyer it's a bit easier to buy a house...sounds dumb but should i pass on buying just so i could get a better deal on a better home?
