I posted later that there was probably a 5% chance at most that I'd ever leave but you, like Trump, have learned to misrepresent everything you hear or read (can you say strawman?) to make some kind of a point.

Judging from the number of Cornholnia license plates I see, the U & L is a popular destination. The Portland metro area has had a yearly inbound migration of about 30,000 people a year for the last several years. The housing market is simply on fire here, in my area about 35 miles west of Portland. New homes start at 565, some existing inventory is being bought up by the Cornholnia transplants, at to them bargain prices and then they dump 100K in to the house and are still in great shape.

Unless you make 80K you are not buying a house. You are renting at about $ 1,400 a month for a two bedroom apartment. Growth rates across Oregon are from 17% to 10% annually. Crime is increasing, schools are crowded,and the traffic is horrible. Over in Central Oregon, the tri county area there is gaining about 4,000 people a year, growth rates are about 15% and the median price of a house is 499K, up 30 in the last 3 months. The realtors say about 45% of these people are coming up from Cornholia with cash money. My properties over there have appreciated over 100% in 2 years. I just sold one lot for 65K, I paid 29 for it in late 2016.

I engaged a man at the hardware store and helped him with parts for a plumbing issue he was having at the house he had bought. They sold a place in Escondildo for 1.7 million, bought a place here for 450, and were going to put about 150 into if he could find any scum bag contractors to work on it. The locals just cannot roll that way. We should exit the local area next spring at the latest, maybe in September, and should walk away with about 450 in cash. That builds our new place and puts 200 in the bank. Nice deal.

By the time that area gets too crowded with all the fucking Californians, I will be an old man and not really give a fuck, on my hill top with an excellent field of fire down the hill.

These numbers are always mediocre at best, but it is certain Texas is a net importer of people for the last decade or so.

Our housing market is and has been different than most. We haven’t had a huge bubble, nor have we had a bust or correction. Labor is cheap since we don’t do unions much, and the weather allows home building to happen 365.

We have seen an interesting “issue” among some of the higher priced homes here where their value actually falls if they are resold within 18 months or so. Some of these homes that sold in the last year and a half are getting far less than the sellers want or have in them. For example, our great friend who is also our realtor sold a house 14 months ago to a couple that moved to Texas from NJ. The house is approx 7500 sq/ft and has top of the line everything. The sale price was $900K. They also put an additional $200K into the house changing things like the countertops and paint and new fixtures, etc. All things the house didn’t need but were more to their style and color preference. This same couple is being transferred again and has already purchased a new house in PHX. They wanted to list the Houston house for $1.2 million. They have had zero takers at that price. Our friend, the agent, has buyers who looked at the house and have put in an offer at $825K. In a few months when these sellers are desperate they will unload the house at a loss. Then in another 6-8 years the house will be worth close to $1.2.
