The last few weeks I've been looking at different states for possible retirement destinations. Georgia is one of the better states to retire since they don't tax, or have low taxes on property, SS, and 401Ks for retirees.

Florida, Mississippi, Wyoming, and Nevada are some others.

As much as I'd hate to move, I've got to keep options open if California doesn't make a course correction.

Property taxes vary by the county here. Pretty substantially, too. As you'd expect, the Democrat-led counties fuck you more in most every tax scenario...

Florida is becoming a major property tax fucking, too - probably not as bad as Cali, but still.
Better to shut up and seem a fool than open your pie hole and confirm it.

California has a lower average property tax rate than all but 15 states. Lower than Georgia (0.77% to 0.91%). Florida is right behind Georgia at 0.98%.

Yes, we get screwed on the state income tax. The property tax situation is complicated because of Prop 13, which has kept the overall rates low. The official rate is 1% of assessed value plus whatever local bond obligations there are. The assessed value can't go up more than 2% a year after a home is sold. So, if you bought your home 30 years ago it's likely you're paying a lot less than 1% of the actual value. If you buy a home, then you get screwed. We're probably paying about 0.6% of the market value of our house because we've owned it for 20 years.

There are some other exemptions as well. If you're a senior (55+ I think) and sell your home, if you buy a home of lower market value, your taxes transfer from the older home to the new one. This allows old fucks to downsize to a home of lower value without getting raped on the property tax.

Of course I read it. Again, what’s your point? The tax rate is lower here but the total tax is higher because the homes are worth more. Believe it or not, there are legitimate reasons for that.

And if I’m so stupid, how come the increase in value on my home (that would be clear profit if I ever sold it, in case you didn’t figure that out) is probably twice the value of the average home in GA. So, I could sell my house tomorrow, buy four houses in Bacon, and become a slumlord for a bunch of fat toofless tweakers. Or better yet, in Atlanta where there’s really no traffic at all.

Why would I want to do that? Because I enjoy hurricanes, tornadoes and killer humidity in the summer?

I hear that Savannah is nice, but they also have a shortage of affordable housing.

Also they were recently overrun by a bunch of tourists who basically trashed the town on St. Patrick's Day.

Yes, I'm pretty much in agreement. Unless the state is split up (long shot), I don't believe the political landscape will change in California until the bottom drops out and state bankruptcy forces change. By then the 3rd world downtown slums will likely be branched out to smaller towns and municipalities. Higher crime rates, less police and fire fighters will mean a loss of equity for those of us who own a home. I hope it doesn't come to that, but am thinking on making a move before it gets to that point.

Yes, there is a large debt, but the budget has been in a surplus every year since 2012. That's the only way to start paying down the debt.

Things aren't perfect but they're not the doom an gloom that you seem so intent on perceiving. There are a lot of other states that are a lot worse off on all counts.

Mostly just thinking aloud at this point. I certainly don't believe the state is being honest about its deficit numbers. Even if the state doesn't go bankrupt, the writing is on the wall for higher taxes and more miro management by the state. I would miss California, but would still visit. Kinda like Manhattan, great place to visit, but I wouldn't want to live there.

Looks like I'll be flying down to the ATL in another couple of weeks. I won't be there for long but I might have a chance to stop for a piece of pizza in Chamblee. I'm sure there'll be another movie studio there.

Unfortunately I've got to go down to Tampa from there. Family stuff, not much chances for a PET.

Ice tea made in the sun from good (or even decent) quality tea is about the most refreshing drink on a hot summer day. Adding a bunch of sugar ruins it. I get too much sugar from other sources anyway.
